Many Lower Mission homes are from the 1970s-1990s. Updated kitchens and bathrooms, maybe. Updated electrical, plumbing, and insulation? Often not. Budget for renovations.
Summer traffic and tourists
Gyro Beach is packed June through August. Parking disappears. Lakeshore Road gets busy. If you hate crowds, summer weekends will test you.
Limited inventory
People don't leave Lower Mission often. When good homes come up, they go fast—sometimes before they hit the public market. You need to be ready to move.
Smaller lots
This is an established neighbourhood. Most lots are 0.2-0.3 acres. If you want a half-acre or more, Upper Mission or Black Mountain will serve you better.
