The Downsides of Black Mountain
I want you to go in with eyes open. Here's what you should factor in before buying in Black Mountain.
Distance from downtown
Twenty minutes doesn't sound like much until you're doing it daily. If your work, social life, or kids' activities center on downtown or the Mission, the commute will wear on you. This neighbourhood works for people whose lives don't require constant downtown trips.
Winter driving
Higher elevation means more snow, icier roads, and steeper driveways. You need proper winter tires, maybe chains in the garage. If you're from the coast and winter driving makes you nervous, spend a winter here before buying.
Limited walkable amenities
No corner store, no coffee shop, no restaurant you can walk to. Everything requires a car. The nearest grocery is in Rutland, about 5-10 minutes. For some people this is fine. For others it's a dealbreaker.
No lake access
You're trading lakefront for mountain access. The nearest beach is 20-25 minutes away. If summer means paddleboards and beach days, you'll be driving to them.
Less established than other neighbourhoods
Black Mountain is still developing. That means construction, new neighbours moving in, and a community that's still finding its identity. Some people love that energy. Others prefer established neighbourhoods where the trees are mature and the community is settled.
