Waterfront summer scene on the Okanagan Lake shoreline

The honest answer depends enormously on which stretch of shoreline you want. A home on Lower Mission's waterfront and a cabin on a smaller lake near Oyama can both carry a lakefront tag in the MLS®, and they sell for wildly different prices. Below is what the sales data actually says, area by area, plus where I think buyers get this wrong.

Lakefront Property Prices in Kelowna by Area

Median sale price for waterfront homes for sale in Kelowna and the surrounding Central Okanagan, by area, January 2024 through September 2026. Every area here sells so few lakefront homes a year that each figure is a small sample: a general read on where lakefront money concentrates, not a precise appraisal.

What stands out to me: Lower Mission and Kelowna South command the steepest premiums because that shoreline is close to downtown and there's almost none left to build on.McKinley Landing and Lakeview Heights give you Okanagan Lake frontage for roughly half the price. Lake Country East's low median is mostly smaller lakes and cabins, not Okanagan Lake: exactly the mismatch worth watching for.

How Lakefront Real Estate Prices Have Moved Since 2021

Kelowna waterfront real estate priced a lot differently in 2021 than it does today. Here's the median lakefront sale price and sales count for every year since, so you can see how much a thin market can swing.

YearMedian PriceSalesNote
2021$2,125,00085busiest recent year
2022$3,350,00039peak
2023$2,715,62537n/a
2024$2,475,00034n/a
2025$2,050,0004486 median days to sell
2026 (Jan-Sep)$2,595,0003164 median days to sell

Source: Association of Interior REALTORS® MLS® System, Central Okanagan, data to September 30, 2026.

2022 was the peak, a $3,350,000 median on just 39 sales. Prices eased through 2023 and 2024, dipped to a $2,050,000 median in 2025, and have come back up to $2,595,000 so far in 2026. With a market this thin, a single $7.2M or $10.5M sale closing in any given month can swing the median on its own, so I wouldn't read too much into any one year as a trend.

64 Active Listings, Only a Few Sales a Month: What That Means for You

64

Active lakefront listings, September 2026 (67 a year earlier)

~19 Months

Of supply: 64 active homes against roughly 3.4 sales a month in 2026

A balanced detached market usually runs somewhere around 9 to 10 months of inventory. Sitting near 19 months at the lakefront level means supply is roughly double that, which is exactly the kind of gap that gives a patient buyer real negotiating room.

When I walk lakefront buyers through a property, I tell them the same thing: you're not competing against ten other offers the way a buyer chasing an entry-level detached home might be. Lakefront homes for sale in Kelowna bc sit for a median of 64 days before they sell in 2026, and sellers at this price point are often more willing to negotiate on price, closing date, or inclusions than you'd expect.

Thin supply cuts both ways, though. If a specific stretch of shoreline or feature (deep water for a boat lift, a certain lot size) is non negotiable for you, you may be waiting months between listings that actually fit.

Ask About a Listing

What Counts as a Kelowna Lake House, According to the MLS®

Here's something that trips up a lot of buyers searching for lakefront property in Kelowna BC: the MLS® Lakefront feature isn't limited to Okanagan Lake. It also covers Wood Lake and Kalamalka Lake near Oyama, and a few smaller lakes around Joe Rich. A listing can be tagged lakefront and still be a modest cabin on a small lake, priced nothing like an Okanagan Lake home.

The second mix-up is lake view versus lakefront. A lake view home can sit well up a hillside, sharing its view with other properties and owning no shoreline at all. A kelowna lake view homes for sale search and a true lakefront search are different buyer intents. Luxury waterfront homes in Kelowna almost always mean actual frontage or deeded water access, not just a view of the water.

Always ask which lake, and whether it's frontage or a view, before you compare a listing's price to anything else on this page. I check both on every lakefront showing, and foreshore and dock permits are their own homework I also check, without getting into the specific rules here.

Lakefront Beyond Kelowna: Lake Country, West Kelowna, Peachland and Westside Road

A lot of buyers searching for okanagan lakefront property aren't set on Kelowna specifically. They're relocating from Alberta or the Lower Mainland and comparing the whole lake, so it's worth widening the search. Lakeview Heights in West Kelowna has a $2,254,375 median on 16 sales (small sample), well under Lower Mission, with its own wine-country feel. Peachland sits at a $2,316,250 median (4 sales, small sample), and Westside Road at $2,675,000 (6 sales, small sample).

Lake Country splits into two pools: true Okanagan Lake frontage in Lake Country North West ($4,100,000 median, 9 sales, small sample) versus the smaller lakes around Oyama in Lake Country East, where the $550,000 median mostly reflects cabins on Wood Lake, not the big lake. For relocation buyers comparing lake country waterfront homes for sale against Kelowna proper, that distinction matters more than the city name on the listing.

This is the lifestyle buyers are actually paying for: the water itself, not just the square footage.

Mistakes I See Lakefront Buyers Make

  1. 1

Paying for a lake view as if it were lake frontage. They feel similar on a showing, but one owns the shoreline and the other doesn't, and the price gap reflects that.

  2. 2

Skipping foreshore and dock permit homework until after they're in contract. This is exactly the kind of thing to check before you write an offer, not after.

  3. 3

Comparing today's asking price to what lakefront sold for in 2021 or 2022. The 2022 peak median was $3,350,000. We're not there anymore, and anchoring on an old number leads to a frustrating search.

  4. 4

Ignoring days on market and assuming every lakefront listing is a bidding war. With a median of 64 days to sell in 2026, most lakefront homes are not moving in a weekend.

  5. 5

Forgetting that "lakefront" in the MLS® can mean Wood Lake or Kalamalka Lake, not Okanagan Lake. Always confirm which lake before you get attached.

  6. 6

Underestimating how thin the comparables really are. Most areas on this page sold fewer than 20 lakefront homes over almost three years. A proper comparison needs more than one or two recent sales.

My honest take

With roughly 19 months of supply at the top end, I think this is clearly a buyer's market for lakefront right now, more room to negotiate than most patient buyers realize. What I can't tell you is where prices go next. With only 31 sales this year, one high-end closing can swing the median, so I'd treat any single month's number as noisy, not a forecast.

Your Situation, What I'd Do

Your SituationWhat I'd Do
You want Okanagan Lake frontage under $2.5MExpect a small, slow-moving pool, especially outside McKinley Landing or Lakeview Heights. I'd set you up on a listing alert and move fast when one hits.
A listing says "lakefront" but it's Wood Lake or Kalamalka LakeI'd walk the property with you and help you decide honestly if that fits what you actually want, or if you need true Okanagan Lake frontage.
You keep comparing asking prices to 2021 or 2022I'd pull current comps with you so you're working from where the market actually is, not where it was three years ago.
You want frontage and want to negotiate hard on priceWith around 19 months of supply, you have real room. I'd build the offer strategy around that, not a bidding-war mindset.
You actually want a lakefront condo, not a detached homeSkip this page's price range entirely and start with my Kelowna waterfront condos guide instead.
You're relocating and open to Lake Country, West Kelowna or PeachlandI'd widen the search with you across the whole lake. Some of the best frontage-per-dollar right now is outside Kelowna city limits.

Frequently Asked Questions

Is Wood Lake or Kalamalka Lake considered lakefront in Kelowna MLS® listings?

Yes. The MLS® Lakefront feature covers any lake, not just Okanagan Lake, including Wood Lake and Kalamalka Lake around Oyama. A listing tagged lakefront in Lake Country East could be a cabin on Wood Lake selling for a fraction of an Okanagan Lake home, so always check which lake before you compare prices.

How many lakefront homes actually sell in Kelowna each year?

Not many. Central Okanagan saw 31 lakefront detached sales in the first nine months of 2026, and 44 for all of 2025, or roughly 3 to 4 a month across every lake and price point. That's why I tell buyers to treat any single month's lakefront numbers as noisy, not a trend.

Is now a good time to buy a lakefront home in Kelowna?

For buyers, my read is yes. With 64 active lakefront listings and only about 3.4 sales a month, we're near 19 months of supply at the top end, more room to negotiate than a typical detached home. That's my opinion based on current supply, not a guarantee of where prices go next.

What's the difference between a lake-view home and a lakefront home in Kelowna?

A lakefront home has its own shoreline or deeded water access. A lake-view home just looks at the lake, often well up a hillside with other properties between you and the water, and they're priced very differently. I regularly see buyers assume a lake view meant frontage, so confirm which one before you fall in love with a listing.

Do I need a dock or foreshore permit for a Kelowna lakefront property?

Possibly, depending on what's already built and what you want to add or change. Foreshore leases and dock permits are their own area of rules, so I don't give specifics here, but I check permit status on every lakefront home I show, and I'd recommend the same homework before you write an offer.

What's the most expensive lakefront home sold recently in Kelowna?

A lakefront home closed at $10,500,000 in November 2025, and another sold for $7,200,000 in February 2025. Those are single sales, not typical prices, and I don't have the address or brokerage; they just show the very top of this market.
