Wilden homes sold for a $1,535,000 median over the past year, on 43 sales. It's a hillside, master-planned community above Glenmore, still being built out in phases, with forest trails, ponds and a village square still to come. Here's what I'd check before you buy.

Wilden isn't a single subdivision, it's a whole hillside community north of Glenmore that's been building out in phases for years and still has more coming. That matters for pricing, for which streets feel finished versus under construction, and for which school a given address actually falls into. Below is what the sales data says, plus the buyer-diligence questions I'd want answered.

What stands out to me: Wilden edges out both Kettle Valley and Upper Mission, two of Kelowna's other hillside communities, and sits well above the Central Okanagan median. I read that as a newer-construction effect: Wilden is still selling fresh builds while older areas are mostly resale. McKinley Landing lands close behind, with the lake and a residents' beach in the mix.

The Wilden Area of Kelowna: Location and What's Nearby

Wilden sits on the hillside above Glenmore, in north Kelowna. The developer describes it as about a 10-minute drive north of downtown, close enough for a quick commute but far enough up the hill to feel like its own community. I always tell buyers the trail network is the real draw: Wilden wraps its neighbourhoods around natural forest and ponds, with walking and mountain-bike trails connecting the phases. It's the part of Wilden I'd walk first on any tour.

Trails and green space are a big part of the pitch in a community like Wilden.

Wilden Kelowna Real Estate on realtor.ca vs the MLS®

A quirk worth knowing: our MLS® data treats Wilden as its own area, but realtor.ca groups it into the broader "Glenmore - Clifton - Dilworth" search area. If you search just "Wilden" on a public portal and come up short, that naming difference is often why. I'd rather pull Wilden-specific comps for you directly than have you miss listings over a search filter.

Inside the Wilden Development: Phases, Builders and What's Coming Next

Wilden is in what the developer calls its final phase, meaning it's been building out neighbourhood by neighbourhood for years and still has ground left to finish. That's different from an established area like Glenmore, where almost everything is resale: in Wilden you can genuinely choose between an existing home and a new build, sometimes on the same street.

A village centre, Wilden Market Square, is planned but hasn't been built yet. For now, residents drive down the hill for groceries and most errands. That's the honest current state of it, whatever the renderings promise.

Still actively building: Wilden's approved builders work from a distinct set of design guidelines per neighbourhood, so a new home in one part of Wilden can look quite different a few streets over. I'd check which guidelines apply before you fall for a floor plan.

New Homes in Wilden: Townhomes, Semi-Detached and Custom Builds

New homes in Wilden come in a real mix: detached homes, townhomes, semi-detached duplexes and building lots for a custom build. That range is part of why specific listings spread so far from the median above. A new semi-detached home and a custom-built home on a view lot aren't competing in the same budget.

Several of Wilden's current releases lean toward this kind of upslope, executive-style design.

Wilden Building Lots If You Want to Build Your Own

If you'd rather build than buy finished, Wilden still has serviced building lots coming to market, including upslope lots suited to a walkout or rancher plan. Guidelines are set neighbourhood by neighbourhood, so your builder works from the specific package for that lot, not one generic rulebook for all of Wilden.

Schools Near Wilden: What to Check Before You Buy

I won't name specific schools here, and I'd encourage you to be skeptical of any site that does without checking first. School catchment in BC runs on exact address, not neighbourhood name, so two Wilden homes in different phases aren't guaranteed the same school.

Generally: the Glenmore area, which Wilden sits above, has had its schools under real growth pressure for years. On the positive side, Wilden's own plans include a new elementary school near the future Market Square site, which tells me the developer expects enough families here to need one.

Always check the exact address, never assume a school from the neighbourhood name. SD23 runs an interactive catchment locator by address at sd23.bc.ca/catchment. I run every listing through it before telling a buyer which school their kids would attend.

Buyer Diligence in Wilden: The 2023 Wildfire, Strata and Fire Safety

I'd rather put this plainly than skip it. In August 2023, during the wildfires that hit the Kelowna area, an evacuation order was issued covering several streets in Wilden, according to Castanet's reporting at the time. That's a fact about living on a forested hillside, not a reason to avoid the area; plenty of desirable Kelowna hillside neighbourhoods carry the same risk profile.

The practical move is to ask your insurer about wildfire-interface coverage early, before you're under a subject-removal deadline. I'd also look at the defensible space around a specific property and ask about the developer's own fire-safety program. None of that is a reason to pass on Wilden; it's homework worth doing calmly and early.

On strata and fees: some Wilden products, like certain townhome rows, are strata, while detached homes may not be. There's also a separate, voluntary community association, not a mandatory HOA. I don't quote fee amounts here since they vary by listing. Check the title type and any strata or association documents before you offer.

  1. 1

Assuming every Wilden home is detached and freehold. Some townhome rows are strata. Check the title type on the listing, not the neighbourhood reputation.

  2. 2

Searching only "Wilden" on realtor.ca and coming up short. Try the broader Glenmore - Clifton - Dilworth area search too, or just ask me to pull the comps.

  3. 3

Picturing a walkable village centre that isn't built yet. Wilden Market Square is still planned, not open. Budget for driving down the hill for groceries for now.

  4. 4

Assuming the school from the neighbourhood name. Catchment follows the exact address, not the community name. Run the exact address through the SD23 locator.

  5. 5

Treating the 2023 wildfire as ancient history, or mixing up the voluntary community association with a mandatory strata fee. Raise the first with your insurer early. Check which fee, if any, applies to the specific home.

My honest take

I think Wilden earns its price premium: the trails, newer construction and hillside setting are real draws, and the data backs that up against comparable areas. What I can't tell you is when Market Square actually opens. Conceptual-stage projects can take years longer than a rendering suggests, so I wouldn't buy specifically for it, only be pleasantly surprised if it lands.

Frequently Asked Questions

How much do homes in Wilden Kelowna sell for?

Wilden detached homes sold for a median of $1,535,000 over the past 12 months, on 43 sales, per MLS® data. That's above the Central Okanagan detached median of $949,950 (Jan to Sep 2026), which makes sense given how much of Wilden is newer construction.

Is Wilden still being built?

Yes. Wilden is in what the developer calls its final phase, and building lots, townhomes and semi-detached duplexes are still actively selling, with more products planned. I'd expect some construction noise and traffic in parts of the community for a while yet.

Does Wilden have its own elementary school?

Not yet. An elementary school is planned near the future Wilden Market Square, but it isn't built. Exact catchment depends on your address, and the Glenmore area schools have been under growth pressure for years, so I always check the SD23 locator before a buyer assumes anything.

Was Wilden evacuated in the 2023 wildfire?

Yes. In August 2023, an evacuation order covered several Wilden streets during the wildfires around Kelowna, according to Castanet. It's a fair question for any hillside Kelowna neighbourhood, and I think buyers should ask about it calmly rather than avoid the topic.

Are Wilden homes strata or freehold?

It depends on the product. Some Wilden homes, like certain townhome rows, are strata, while detached homes may not be. There's also a voluntary community association, separate from any strata. Always check the title type on the specific listing before you assume either way.

Why can't I find Wilden listed as its own area on realtor.ca?

realtor.ca groups Wilden under the broader "Glenmore - Clifton - Dilworth" area search, even though our MLS® data treats Wilden as its own area. If a realtor.ca search comes up thin, try the broader area name or ask me to pull Wilden-specific comps directly.

How far is Wilden from downtown Kelowna?

The developer describes Wilden as about a 10-minute drive north of downtown Kelowna. It sits on the hillside above Glenmore, so it's a short drive into the city but a noticeably different feel once you're up there.
