Kelowna Luxury Homes: Where the Money Goes in 2026

What does a luxury home cost in Kelowna? The detached median across Central Okanagan is $949,950 (Jan-Sep 2026), but the city's top neighbourhoods run $1.4M-$1.8M in median, and lakefront jumps to $2.6M. Here's where the real money actually goes.

What Luxury Real Estate in Kelowna Costs in 2026

If you're scanning kelowna luxury homes online, the first thing I'll tell you is that there's no single "luxury price." The citywide detached median across Central Okanagan sits at $949,950 for Jan-Sep 2026, down 2.1% from last year. But the average sale price is actually up 1.8% over the same period, to $1,137,518. When the average rises while the median falls, that usually means more sales are happening at the high end of the range, not fewer.

That split is the real story of 2026 for anyone shopping luxury real estate kelowna. The market overall is balanced to soft (9 months of inventory, 55 median days to sell), but the top end is quietly busier than the headline numbers suggest. Q3 2026 alone saw the average detached price climb 4.4% year over year.

If you're actually comparing a luxury condo instead of a detached home, I'd point you to my guide to Kelowna luxury condos instead. Everything below is detached, single-family homes.

The Top-Tier Neighbourhoods, Side by Side

Here's how the top eight neighbourhoods by detached median price compare over the past 12 months (Nov 2025 to Oct 16 2026). Crawford Estates is a small sample at only 17 sales, so treat that median as a general range rather than an exact number.

Wilden$1,535,00043

Lower Mission$1,216,000132

Notice the sales counts. Upper Mission (122) and Lower Mission (132) have deep enough volume that their medians are reliable. Crawford Estates, at 17 sales, moves a lot more with each individual closing. If you want the full neighbourhood breakdown for either Mission, I cover both in more depth on my Upper Mission and Lower Mission guides, and Kettle Valley for that community specifically.

The Most Expensive House in Kelowna

It's a fair question: what's the most expensive house in Kelowna? I don't have an address or buyer details, but I do have the price. The MLS® monthly lakefront data shows one lakefront detached home sold for $10,500,000 in November 2025, the highest single monthly figure recorded in 2024-2026. Another sold for $7,200,000 in February 2025. Both are one-off trophy sales, not a typical price for the market.

Lakefront is its own category entirely. The 2026 lakefront detached median across Central Okanagan is $2,595,000 on 31 sales, with an average of $3,031,016. Supply is thin and slow: 64 median days to sell, and roughly 19 months of inventory at 64 active listings against about 3.4 sales a month, which puts the top end firmly in buyer's-market territory right now.

The Most Expensive Homes in Kelowna, by the Numbers

Narrowing lakefront to a single neighbourhood, Lower Mission has the highest lakefront median in Central Okanagan at $5,450,000, based on just 9 sales (Jan 2024 to Sep 2026), so call that a small sample too. For context, Lower Mission's regular (non-lakefront) detached median is $1,216,000. That gap is the clearest illustration I can give you of what lake frontage actually costs in this city.

A caveat worth knowing

The MLS® "lakefront" category includes smaller lakes too, Wood Lake and Kalamalka Lake near Oyama, and some Joe Rich lakes, not only Okanagan Lake itself. When I'm showing you something, I'll always confirm which lake and which waterfront features actually come with the property.

What $1.2M, $1.5M, and $2M+ Actually Buys You

Around $1.2M puts you at the entry point of the top tier: Lower Mission ($1,216,000 median) or Dilworth Mountain ($1,225,000 median), both with solid, if not huge, sales volume behind the number.

Around $1.5M is where kelowna million dollar homes get genuinely competitive:Kettle Valley ($1,450,000),McKinley Landing ($1,517,500), andWilden ($1,535,000) all sit in this band, with Wilden and McKinley Landing leaning newer construction and Kettle Valley leaning established family neighbourhood.

$2M and up moves you out of the typical top-tier neighbourhood medians entirely and into either a standout property within one of those communities, or lakefront, where the 2026 median is $2,595,000 and the average climbs to $3,031,016. There isn't a neighbourhood median on this page that clears $2M on its own; past that point you're buying a specific property, not a typical neighbourhood price.

Let's Talk Budget

Mistakes I See at the $1.5M+ Level

  1. Anchoring to the list price instead of the actual comparable sales in that specific neighbourhood. A $1.5M Wilden listing and a $1.5M Kettle Valley listing aren't interchangeable just because the number matches.
  2. Leaving dock and foreshore permit homework until after an offer is already written. On anything lakefront, I check this before we get attached to a property, not after.
  3. Treating "luxury" as one market. Wilden, Lower Mission, and lakefront behave nothing alike: different buyer pools, different pace, different competition.
  4. Underestimating how long a top-end listing can sit. The citywide median is 55 days, but lakefront alone runs 64 days, and that's before you factor in a slow stretch.
  5. Assuming you're in a bidding war because that's what the market felt like a few years ago. At this price point in 2026, with roughly 19 months of lakefront inventory, that's often not the situation at all.

My honest take

I think the $1.5M-$1.8M band in Wilden and McKinley Landing is the most interesting part of this market right now: newer builds, solid recent sales volume, and buyers aren't fighting over every listing the way they were in 2022. My honest limitation: I don't have square footage, lot size, or price-per-square-foot data in this pull yet, so I can only speak to the median sale price, not a true apples-to-apples comparison by size.

Buyers Relocating to Kelowna's Luxury Market

A good chunk of the luxury real estate kelowna conversations I have start with someone selling in Alberta or the Lower Mainland first. The math usually works in their favour on the way in: equity from a Calgary or Vancouver sale stretches further here than it does buying back into those markets.

What I generally tell relocating buyers is to separate the research into two questions: which neighbourhood fits your life (commute, schools, lake access, new-build versus established), and which price band that neighbourhood actually sits in today. The top-tier table above is a good starting point for the second question. For the first, Upper Mission and Lower Mission are the two established communities with enough sales volume (122 and 132) to give you real confidence in the number, while Wilden and McKinley Landing are the newer-build picture.

I'm not going to pretend I know your specific situation without talking to you. When I walk relocation buyers through the Kelowna luxury market, the conversation is always more useful once I know your timeline and what you're selling first.

Your Situation, What I'd Do

Your situationWhat I'd do
You want new-build and mountainside lotsStart in Wilden or McKinley Beach, medians around $1.5M with solid recent sales volume.
You want an established, walkable luxury areaUpper Mission or Lower Mission. Both have deep enough sales counts (122 and 132) that the pricing data is reliable.
You want the view and are willing to pay for waterGo lakefront, but budget for a slower process. Median is $2,595,000 and 64 days to sell, with plenty of supply to negotiate against right now.
You're relocating and want more selection for the priceLake Country South West or Dilworth Mountain, medians near $1.2M-$1.3M, still top tier with more choice.
You want the one-of-a-kind trophy propertyExpect pricing well above any neighbourhood median. One lakefront home sold for $10.5M in Nov 2025, that's the ceiling, not the typical case.

Frequently Asked Questions

How much is a luxury home in Kelowna?

It depends heavily on the neighbourhood. Over the past 12 months, the median detached home in Crawford Estates sold for $1,785,000 (a small sample of 17 sales), Wilden for $1,535,000 (43 sales), and Upper Mission for $1,393,500 (122 sales). Lakefront is its own category entirely, with a 2026 median of $2,595,000 across 31 sales.

What is the most expensive house in Kelowna?

I won't name addresses, but here are the top single sales in recent MLS® data: one lakefront detached home sold for $10,500,000 in November 2025, and another sold for $7,200,000 in February 2025. Those are one-off trophy sales, not a typical price, and lakefront in general sells only a handful of homes a month.

Is Wilden or Kettle Valley the better luxury neighbourhood?

They're different products. Wilden's median sits a bit higher ($1,535,000 on 43 sales) with newer construction and mountainside lots, while Kettle Valley ($1,450,000 on 33 sales) is a more established, family-oriented community with more mature landscaping. Neither is objectively better. My honest read is it comes down to whether you want new-build or an established street.

How long does it take to sell a luxury home in Kelowna?

Across all detached homes, the median days to sell in September 2026 was 55 days. Lakefront and top-tier homes typically take longer. The 2026 lakefront median sits at 64 days, and with roughly 19 months of supply at the top end, sellers at this price point need to be patient and priced correctly from day one.

Do I need to worry about dock or foreshore permits on a lakefront home?

Yes, and it's worth doing that homework before you fall in love with a property. Dock and foreshore lease rules are their own area of regulation, separate from the sale itself, and I check them on every lakefront home I show. I'm not going to give you specifics here since they vary property by property, but don't skip this step.

Is buying a luxury home in Kelowna a good investment right now?

My honest take: the data shows more high-end activity, not less. The average detached price is up 1.8% year over year while the median is down 2.1%, which usually means more sales are happening at the top of the range. That's a signal of real demand at $1.5M+, but I expect pricing (not just volume) to stay flat to softer until inventory, currently 9 months citywide, tightens up.

What's the difference between lakefront and lake-view pricing in Kelowna?

Lakefront means you own water frontage. Lake-view means you can see the lake from an elevated lot but don't own the shoreline, and it prices into the regular neighbourhood median rather than its own category. The gap is real: our lakefront detached median this year is $2,595,000 on 31 sales, well above any of the top-tier neighbourhood medians on this page.
