McKinley Beach homes for sale sit within the McKinley Landing MLS® area, where the median detached sale was $1,517,500 on 26 sales this past year. That area also includes older acreages outside the McKinley Beach development, so the number isn't McKinley Beach-only. Here's what I check before a client buys.

Most buyers who ask me about McKinley Beach have already seen the developer's own marketing and want to know what's real. Some of it holds up. Some of it needs a second look before you write an offer. Below is the version I'd actually tell a client.

McKinley Beach For Sale: What You're Actually Buying Into
McKinley Beach sits on the hillside above the northeastern shore of Okanagan Lake, in north Kelowna, inside city limits and near the Lake Country boundary. It's a private, master-planned community developed by North American Development Group (NADG), and it's still actively selling and building out new sections today, not a finished neighbourhood.
A beach, a residents' marina, hiking trails, an amenity centre and a working winery all show up in the community's own marketing. The winery and a future retail area are planned or underway, not open yet, so don't price a home assuming you can walk to a shop or a tasting room this year.
Naming note: "McKinley Beach" is the specific private development. "McKinley Landing" is the wider area name used on the MLS®, and it includes older homes and acreages outside the McKinley Beach development too. Keep that distinction in mind every time you see a McKinley Landing statistic.

Not a McKinley Beach photo. Lakefront access and dock rights vary a lot by community, which is exactly why I check them individually.
McKinley Landing Real Estate Prices, By The Numbers
Here's how the McKinley Landing detached median compares to a few other areas buyers cross-shop against it. Remember that the McKinley Landing MLS® area covers McKinley Beach plus older homes and acreages around it, so this isn't a McKinley Beach-only figure.
| Area | Median Price | Sales |
|---|---|---|
| McKinley Landing (detached) | $1,517,500 | 26 (past 12 months to mid-Oct 2026) |
| Wilden | $1,535,000 | 43 (past 12 months) |
| Lake Country South West | $1,265,000 | 56 (past 12 months) |
| Lower Mission | $1,216,000 | 132 (past 12 months) |
| Central Okanagan (all detached) | $949,950 | 1,514 (Jan-Sep 2026, region-wide) |

What stands out to me: McKinley Landing and Wilden price within a few thousand dollars of each other, both well above the Central Okanagan detached median. Lake Country South West and Lower Mission give you a lower entry point with a much bigger sample size behind the number, which matters when you're trying to judge what a specific home should actually cost.
McKinley Beach Lakefront Homes And What "Public Beach" Really Means
Not every home in McKinley Beach sits on the water. Most of the community is built up the hillside, with a smaller number of true lakefront properties closer to the shore, so don't assume "McKinley Beach" and "lakefront" mean the same thing when you're comparing prices.
This is the part I think matters most for buyers, and it rarely gets explained clearly: the beach at McKinley Beach is described as public in the community's own Welcome Home guide. But the two roads that actually get you there are private, resident-only roads, and the community runs a resident-priority parking pass system through the summer long weekends. So in practice, it's a public beach with privately controlled access, which is a very different thing than a beach anyone can simply drive to. A separate spot, the City of Kelowna's own McKinley Road Beach Access park, exists nearby with its own public parking, and it is not the same location as the private community's beach.
| Area | Lakefront Median | Sales |
|---|---|---|
| McKinley Landing lakefront | $2,595,000 | 9 (small sample) (Jan 2024-Sep 2026) |
| Central Okanagan lakefront (all areas) | $2,595,000 | 31 (Jan-Sep 2026, region-wide) |
Both rows happen to show $2,595,000, but they're not the same number: the top row is McKinley Landing's own small sample, the bottom row is every lakefront sale across Central Okanagan this year. Treat them as two separate figures that coincide, not one confirming the other. Source: Association of Interior REALTORS® MLS® System, Central Okanagan, data to September 30, 2026.
Zooming out to the whole lake, Central Okanagan has 64 active lakefront listings against roughly 19 months of supply, a slow, buyer-friendly market at the top end. McKinley Landing doesn't sell enough lakefront homes on its own to produce a reliable supply number just for the neighbourhood, so that 19-month figure is lake-wide, not McKinley-specific. Want to shop lakefront pricing across the whole lake, not just here? My Kelowna lakefront homes guide covers that in more depth.
Not sure if a McKinley Beach listing is actually lakefront?
Send me the address and I'll tell you honestly whether it's frontage, a view, or neither, before you book a showing.

Again, not a McKinley Beach photo, just the kind of summer lake access buyers are chasing when they ask about this neighbourhood.
The Six McKinley Beach Neighbourhoods
McKinley Beach is organized into six named neighbourhoods: The Pines, Kashmere, Juniper Grove, The Benches, Parkside and Hillside. They aren't interchangeable. The Pines leans toward townhomes, Kashmere and Juniper Grove lean toward single-family homes, and The Benches is built around walkout bungalows, all described in warm West Coast architecture by the developer's own marketing.
The community is still being built out across these neighbourhoods, with new lots and homes releasing over time rather than one finished master plan. That's worth knowing if you're buying for the quiet, settled feel of an established street versus a newer release with construction still happening nearby.
- 1
Assuming every McKinley Beach home is lakefront. Most of the community is built up the hillside; true shoreline homes are a smaller subset.
- 2
Treating the McKinley Landing price median as a McKinley Beach price. The MLS® area also includes older homes and acreages outside the McKinley Beach development.
- 3
Budgeting for one fee instead of three. Strata, the community Amenity Program, and marina fees are billed separately, by different organizations.
- 4
Assuming the beach works like a normal public beach. The beach is public, but the access roads are private and resident-only, with a parking pass system in summer.
- 5
Expecting walkable retail or a winery to visit today. Both are planned or underway on the developer's own site plan, not open yet.
The McKinley Beach Marina
McKinley Beach has a residents' marina, with an expansion announced in 2026. It's a private facility for the community, separate from the public beach discussed above, and it comes with its own fee structure rather than being included in strata or amenity fees.
Beyond the marina, the community markets a long stretch of beach, walking trails, a residents-only amenity centre, and court sports. I'd treat all of that as genuine lifestyle value, but confirm current access rules and fees for the specific amenities you care about before you buy, since a developer brochure and the current resident experience can drift apart over time.

Not a McKinley Beach photo. This is the lifestyle the community markets, which is different from a guarantee of unrestricted public access.
McKinley Beach Strata And Amenity Fees: Three Separate Bills
This is where I see buyers get surprised after closing, so I walk every McKinley Beach client through it before they write an offer. There are three separate fee layers here, not one:
- 1
Strata fees, billed by a strata management company. Homes here are organized as either a building strata or a bare land strata, and the fee depends on which one applies to that home.
- 2
A community Amenity Program fee, billed directly to homeowners by a third-party manager (Core Management), covering shared amenities beyond what the City of Kelowna provides.
- 3
Marina fees or a social membership, billed separately by the marina office, whether or not you own a boat.
My advice: ask for all three fees in writing, for the exact home you're considering, before you remove conditions. I don't have current dollar amounts to share here, and a number I quoted from memory could easily be out of date by the time you close.
Buyer Diligence In McKinley Beach, Kelowna: Wildfire History And Schools
During the August 2023 Kelowna-area wildfires, McKinley Landing was placed under an evacuation order, later downgraded to an evacuation alert, with limited road access during the event, per Castanet's reporting at the time. I say this calmly, not to scare anyone off: hillside communities around Kelowna share this kind of risk, and the practical response is simple. Talk to your insurer early in the process, and ask specifically about evacuation routes for the home you're considering.
On schools, I won't name a specific school for you here, because catchment boundaries depend on the exact address. Run any address you're serious about through SD23's own catchment locator before you assume which school your kids would attend.
Check the exact catchment for any address at SD23's official catchment locator, not from a neighbourhood guide like this one.
My honest take
I think McKinley Beach genuinely delivers on the lake-lifestyle pitch for buyers who understand the access and fee structure going in, and the McKinley Landing median sits right alongside Wilden's for a detached home. What I can't tell you is how the beach access and amenity costs will feel to live with five or ten years from now as the community keeps building out; that's a genuine unknown, not something I can promise either way.
Your Situation, What I'd Do
| Your Situation | What I'd Do |
|---|---|
| You want true private waterfront, not just lake access | I'd point you to my Kelowna lakefront homes guide and be clear that not every McKinley home sits on the water. |
| You want the lake lifestyle without full lakefront pricing | McKinley Beach is a reasonable fit. I'd help you shortlist homes that get beach and marina access without paying for shoreline you don't own. |
| You want the lowest possible monthly costs | I'd get strata, Amenity Program and marina fees in writing for every home you're comparing before we rank them. |
| You want walkable retail or a winery right now | It isn't built yet here. I'd set realistic expectations on timing before you buy on that promise. |
| You want a newer build without the lake-area premium | I'd also show you Wilden, which prices close to McKinley Landing without the lakefront positioning. |
Frequently Asked Questions
Is McKinley Beach in Kelowna or Lake Country?
McKinley Beach is inside Kelowna city limits, on the hillside above the northeastern shore of Okanagan Lake, right near the boundary with Lake Country. It sits within the broader McKinley Landing area, which is why you'll see both names used for the same part of town.
Is the beach at McKinley Beach actually open to the public?
The beach itself is described as public in the community's own Welcome Home guide, but the two roads that get you there are private and reserved for residents, with a resident-priority parking pass system running through the summer long weekends. A separate City of Kelowna park, McKinley Road Beach Access, is a different spot nearby with its own public parking.
Who developed McKinley Beach?
North American Development Group (NADG), per its own property page. The community is still actively selling and being built out across its named neighbourhoods, with a winery and retail planned for the site but not yet open.
How much do McKinley Beach homes actually sell for?
The McKinley Landing detached median was $1,517,500 on 26 sales over the past 12 months. I want to be upfront that this MLS® area includes McKinley Beach plus older homes and acreages around it, so it's a read on the neighbourhood, not a McKinley Beach-only number.
What fees come with owning a home in McKinley Beach?
Three separate bills: strata fees from your building or bare land strata, a community Amenity Program fee from a third-party manager, and marina fees or social memberships if you use the marina. I tell every buyer to get all three in writing for the specific home before they remove conditions.
Was McKinley Beach ever evacuated for wildfire?
Yes. During the August 2023 Kelowna-area wildfires, McKinley Landing was placed under an evacuation order, later downgraded to an evacuation alert, with limited road access during the event, per Castanet's reporting. I'd get insurance sorted early and ask about evacuation routes before buying here, calmly and as standard homework, not as a reason to avoid the area.
